The contract has four boxes checked off and signed by myself and her stating internet and non internet advertisment will be done including a open house (that was never done). I offered to pay for a landscaper and she told me she takes care of that. I know the market is bad and I did drop the price $8,000 and still nothing. I am in the military and live in Hawaii so this isn’t something I can just do on my own.

You can’t get out of it. If you find a buyer on your own or if someone else finds you a buyer, you will still have to pay the realtor you contracted with their percentage.

A 1-year contract to sell a home is out of the range…typically they are good for 6 months. So next time, you’ll know not to sign one for that long.
Agents do not feature all homes in their ads, and there is no obligation to advertise your home. It should help to know that agents RARELY sell homes through those ads you see in real estate books..in fact, many of those homes are already sold once they go to print.
The MLS is the best place to put your home.
Your agent is NOT obligated to cut the grass???????? Are you kidding me? Agents are not obligated to maintain the maintenance of your home…they may do it out of KINDNESS, but if your home is poorly maintained, THAT is why it’s not selling…that is YOUR fault, not the agents.
You need to know that your “problems” won’t change if you change agents…you won’t find an agent to constantly cut your grass and constantly advertise your home.

Why does the agent have to cut your lawn? Are you still living in the home?
Is your house selling for free? Then that is why you haven’t had any offers. What day and age do you think this is? 2004? Sorry, the market sucks, and has for the last 5 years. I know, I’m in the business and have also lost my house to foreclosure. So do sit out of town and preach about what should have happened by now. It’s obvious your property is overpriced. Sure you can cancel the contract, and some other agent will tell you what you want to hear. And you’ll sign with them only to find out the buyers aren’t out there like before. It has to be the best property in condition and price in the market for it to sell. Reduce the price and keep reducing it until you get a buyer. It’s that simple.

Expert Realtor is correct. Real estate agents are not landscape maintenance services. Hire an actual service to handle that for you.
Meanwhile, is your house properly priced? If you are out of proper price range, you won’t get lookers or offers. The reality IS that most homes are sold via MLS exposure. You need to speak with your agent relative to pricing and other potential issues which may standing in the way of a possible offer.

Having had the advantage of reading the additional details added after the “first responders”, it sounds like the realtor has not lived up to several of the contractual terms. At least in regard to the lawn, open house, and advertisement. You indicate they agreed to these things in the contract.
Not getting any offers is another thing; this can’t be predicted and is not uncommon in the market today. Do you know how many showings you’ve had? If very few, that might be a result of the lack of curb appeal because of the lawn.
Check your copy of the contract and see what conditions represent breach on the part of the realtor. Give them one chance to come into compliance or cancel (if you are allowed to for breach) and find another realtor.
There are a ton of property preservation companies out there these days, maintaining lawns on all those foreclosed properties. You can probably find one and make a good deal with them to cut the grass. The realtor might even have easier access to these businesses.
Sorry you’re having these hassles being so far away. Sounds to me like you got hooked up with a slacker who is just accumulating listings and hoping a few accidentally sell.
